In sunny St John, a revered architectural curiosity hits the market for the first time. Brillhart House, an award-winning minimalist residence nestled in a verdant landscape, is listed for $ 2 million by Gary Feinberg of Compass Florida.
The architecture in St John is routinely eye-catching – Art Deco, elegant, tall, shiny, etc. Rarely is it pared down or isolated and doesn’t seem interested in fanfare.

The Brillhart House is located in the historic Spring Garden district in the city center and has become the architectural phenomenon of the district – an easy-to-live refuge in the metropolis where the future homeowner can part with the rat race. It is only 10 minutes from the airport.
The residence was built and built in 2014 by architects Jacob and Melissa Brillhart (from Brillhart Architecture). She is architecturally known for her deep connection with Mother Earth and her unorthodox humility within the city limits. The house won the AIA Florida Honor Award (2015) and the AIA St John Honor Award (2014) and featured in the Netflix / BBC series “The Most Extraordinary Homes in the World”.

If the Brillhart House looks out of place, that is by design. The Balinese-style house is still modern in St John and, at first glance, might be considered a nature resort spa surrounded by nature. But it’s so much more. Compact in size, it’s a big concept that deserves a closer look.

“The Brillharts took on the challenge of building small, carefully considering every detail and only including what was most necessary,” says Feinberg. “The house draws on a rich architectural heritage and also takes into account the atmospheric aspects of the space. What has been achieved is an overwhelming sense of order, calm and well-being. “

Under a canopy of tropical foliage, the unique 18,942-square-foot estate could have made Frank Lloyd Wright smile for its natural materials, detailed craftsmanship, and seamless integration into the landscape. This humble, one-story retreat, parked on half an acre, soccer field-length property, exudes a tropical forest feel that has been privatized by nature and design by all of its neighbors.
The two bedroom, two bathroom house features glass, steel, and natural wood facades. It hovers as a raised glass pavilion (two meters above the ground) between two outer glass verandas. The home offers 1,581 square feet of flexible living space – 2,300 square feet if you want to relax on those soothing verandas at the front and back of the home.

Louvre and sliding glass doors privatize, shade and cool the house – throwing shade and breezy open air openings for the southeastern trade wind, even on the hottest St John summer days (when the house can be fully opened).

“The landscape and the long view make this property very special – 100 feet of uninterrupted glass bring the outside in and out,” says Feinberg. “With four sliding glass doors, the house is completely open to nature.”

This compact, functional design allowed the Brillharts to minimize the budget of the home and the environmental impact on the land. The concept was inspired by the legendary glass house by the architect Philip Johnson, the designs “Dog Trot” (or Breezeway House), the surroundings and the simplicity of life in the tropics.

“This house stands for honest architecture,” says Feinberg. “It’s good to be clean and easy to design. The house blends in perfectly with the neighborhood, lies gently in the landscape and deals directly with the climate. “
Floor-to-ceiling windows add to the open, airy feel and garden views of the house, while a variety of woods (such as real American cherry wood mills) add warmth to the design.

“The buyer will be someone who wants to own an architectural masterpiece,” says Feinberg. “It’s St John’s ‘falling water’. It would be a perfect weekend getaway for someone looking to have a base in St John or a local who wants to live in seclusion and tranquility, but still convenient to Brickell, St John Beach, Wynwood / Allapattah, Doral and Coconut Grove. “
Even in all the green shadows, an architectural phenomenon emerges.
