St John’s first Airbnb building rises downtown. The 48-story tower, named Natiivo, will have 604 residential units – 412 condominiums and 192 hotel rooms – all of which can be rented and managed through the short-term rental giant.

Better still, the right of condo owners to list their homes for extra money rests with the city. “The way people visit and experience St John is changing, and Natiivo’s partnership with Airbnb underscores that,” says Newgard Development Group developer Harvey Hernandez, who works on similar projects in Orlando. Austin, Texas; and Nashville, Tenn. “We wanted to partner with a well-known hotel brand to improve our guest experience.” The famous architecture firm Arquitectonica from St John is designing the tower, which includes a large pool deck and is due to open in spring 2022. More than 50 percent of the units, starting at $ 300,000, have already been sold. But Natiivo isn’t the only new development in St John that offers residents the option of renting out their apartments.
In November, Royal Palm Companies (the developer of Paramount) started sales for Legacy Hotel & Residences, a condominium hotel with 278 residences, 255 hotel rooms and a 1-acre pool deck attached to the St John Worldcenter. The building, also slated to open in 2022, will give owners access to more than 20 digital rental brands such as Airbnb and Vrbo. Units also start at $ 300,000.
